The Land registries of various states is the most important place to conduct search over a property in a state. e.g Surveyor General Office Alausa, Lagos.

The search will reveal the following
-Nature of the grant and the grant holder in nature of the property.
-Description of the property
-The details of registered transfer, sale, leases etc
- Any previous or existing encumbrances on property such has morgages, pledge
- Any Government Acquisition
- Any court judgement on the property

The search is conducted to reveal whether or not probate has been granted and who are the personal represenatives. This is in respect of a WILL.

This is situations where the vendor or past owners is a company incorporated under Companies and Allied Matters Act. It will reveal the trustees  or company is registered and has the capacity to carry out the transaction.

This is a search conducted to see if the land is subject to any court litigation, and if any, outcome of the dispute, or whether an appeal has been filled against the judgement.

This is a search conducted on the prinicipal members of a family land or the community and heads of the community where the property is not subject to family or community ownership, to affirm that all relevant consents were obtained and the title was neither void or voidable.

6. *PHYSICAL INSPECTION* This has to do with your physical visit to the site of the land to verify its authenticity, status and verify its existence.
